Regal London gets the greenlight for Wembley waterside development

London Borough of Brent last night granted permission for the creation of a new major mixed-use scheme on Fulton Road in Wembley by Regal London, one of London’s leading residential-led mixed-use developers, designed by architects and masterplanners JTP.

Previously the headquarters of Euro Car Parts, the scheme comprises 759 homes (35% of which will be affordable) arranged over five high quality tenure blind buildings including 78 new three-bedroom family sized homes to help meet Brent’s housing needs. This truly mixed-use development will also provide over 33,000 sq ft of flexible commercial space which will include retail, light industrial and logistics uses. This brings Regal London’s committed pipeline to 4,500 homes over the next few years.

A new oasis in the heart of Wembley, the scheme will provide publicly accessible green space along Wealdstone Brook in the centre of Wembley Park and an east to west route from Fourth Way to Fulton Road. Highway improvements will also include a new bus shelter and site access along Fifth Way, together with a new raised table and pedestrian crossing on Fulton Road linking into the wider area.

As part of the commitment to the local area, Regal London has undertaken that 20% of those employed onsite will be local residents, doubling the requirement by the London Borough of Brent. To ensure we can hit these ambitious targets, the Regal London Real Estate Academy has been established in partnership with Building Heroes, a charity with the aim of providing construction related employment opportunities to military veterans, disadvantaged groups and local people in all the areas where we develop.

An on-site Academy will provide 10 training courses during the construction period with over 120 Graduates expected to qualify, creating over £3.6 million of additional social value across the duration of the development.

North Finchley Park

This marks a step change in the growth of Regal London as we embark upon our largest mixed-use project to date. Lifting the lid on this corner of Wembley will provide new green space for local people and ensures that local communities can share in the benefits of the development through our employment and training opportunities onsite.

I’m pleased that the members of the Council agreed with the officers that the scheme is a design exemplar, not only for Wembley Park but for Brent more widely.
