Regal and 4C Group have secured approval from the London Borough of Camden for the redevelopment of 33-35 Jamestown Road and 211 Arlington Road. The approved scheme will deliver 178 purpose-built student bedrooms and 27 affordable homes, alongside flexible commercial space, generous green infrastructure, and a design approach rooted in Camden’s architectural heritage.
Designed by Morris+Company, the six-storey development wraps sensitively around a historic pub, retaining and celebrating the local landmark while introducing active frontages and new public realm that will enhance the vibrancy of Camden Town. The scheme responds to the site’s varied urban context, from the finer residential grain of Arlington Road to the industrial scale of the nearby canal, with carefully modulated massing and richly articulated façades.
The new student accommodation will be supported by a wide range of social, study and wellbeing spaces, centred around a peaceful, woodland-inspired courtyard. The affordable homes are designed to be dual or triple aspect, with private balconies or terraces and access to a shared biodiverse garden. A mix of social rent and intermediate tenures is included, with three family-sized maisonettes, helping meet Camden’s pressing need for high-quality, genuinely affordable homes.
In addition to the residential elements, the proposals include over 3,600 square feet of flexible commercial space with active frontages and views into the landscaped courtyard. These units are designed to support local businesses and bring long-term vitality to the site and surrounding streets.
The planning approval follows an extensive pre-application and engagement process, including public exhibitions, a development management forum, and two design review panels. The design has been refined in collaboration with Camden officers and shaped by feedback from local residents, with particular care taken to respond to the site’s irregular geometry, its relationship with heritage assets, and its varied townscape setting.
Steve Harrington, Planning Director at Regal, said:
“We are pleased to have secured consent for this carefully considered scheme that delivers significant community benefit and contributes to Camden’s housing and student accommodation needs. This is a complex site, and we’re proud of how the proposals respond to their context with a mix of boldness and sensitivity. Our collaboration with 4C Group and Morris+Company continues to produce architecture that is thoughtful, enduring and locally grounded.”
Construction is expected to begin in 2026, subject to final agreements.
