Planning Application Submitted For New Site In St John’s Wood

Regal London has acquired a key site located opposite Lord’s Cricket Ground in St John’s Wood, London.

The site was acquired in 2018 and a planning application has now been submitted to deliver a twelve storey block of 112 private apartments, as well as 170 homes allocated to people aged 55+ years in a separate 14 storey building. Regal London’s in-house construction team has also been awarded the contract to build the 55+ years accommodation, on behalf of landowners Central and Cecil Housing Trust (C&C). Of the 170 homes for seniors proposed by C&C, 153 have been classified as affordable.

This latest construction deal by Regal London signals a continued commitment to working in partnership with landowners and joint venture partners, to maximise land use and reflect local community need.

Subject to planning permission, Regal London will oversee the demolition of Dora House – a low-rise 1960s sheltered housing scheme that currently occupies the site, and which has been deemed ‘no longer fit for purpose’. The proposed housing for people aged 55+ is set to improve – and expand – the sheltered accommodation that was on the site previously and will be part-funded by the sale of the private residential site.

Residents who were living in Dora House have been relocated to alternative accommodation in the C&C portfolio and will be given priority to return when the building works complete.

Squire & Partners has been appointed as the architect for the private sale units and Ryder has been appointed to design the accommodation for people aged 55+.

Montagu Evans has provided planning consultancy advice to C&C.

With an existing project nearing completion in St John’s Wood – The Compton – Regal London benefits from an established footprint and reputation in this part of the capital.

Designed by Central and Cecil Housing Trust and C&C consultants, in collaboration with C&C residents, the redevelopment of the previously known Dora House property is of a sophisticated and high-end design that challenges the concept of affordable housing for people aged 55+ years.
