
Regal JP North Finchley Ltd (Regal JP) has secured planning consent from the London Borough of Barnet for the redevelopment of the Lodge Lane Car Park, N12 8JH last night. This brownfield site is the first site to be transformed as part of the wider North Finchley Town Centre revitalisation project which will ensure the sustainable future of the neighbourhood, bringing new jobs, retail and homes.
Regal and Joseph Partners (as Regal JP North Finchley) entered into a land agreement with the London Borough of Barnet in 2021 to regenerate North Finchley Town Centre. Over the past four years, Regal JP has worked closely with the council, the North Finchley Partnership Board, and key stakeholders, engaging the local community through workshops, exhibitions, and consultations. This feedback has shaped key design changes, ensuring the plans reflect local needs and respect the area’s heritage and environment.
The development will include 98 high-quality, sustainable apartments, offering a mix of one, two, and three-bedroom homes. Ten percent of these homes will be wheelchair-accessible dwellings, ensuring inclusivity and accessibility. The site will also include nearly 30,500 sqft of modern commercial space, including a restaurant, cinema, and bowling alley, bringing a new focal point to the town centre.
A key part of the redevelopment is a new public square for events, leisure, and socialising, framed by landscaping along Lodge Lane and Albert Street, with planting to boost biodiversity and create a welcoming setting.
The proposals prioritise sustainability, featuring high-efficiency air source heat pumps, rooftop solar panels, and a fabric-first energy strategy. Green roofs and rain gardens further enhance environmental performance and visual appeal. Commercial spaces are designed to meet BREEAM Excellent standards.
The site will retain 80 secure public parking spaces at ground level, while the residential elements adopt a car-free approach, supported by strong public transport links to encourage more sustainable travel.
