Regal Workspace, a division of Regal, proudly announces the practical completion of The Clarendon Works in Watford. This state-of-the-art development offers 140,000 square feet of Grade A office space on Clarendon Road, enhancing the business landscape of the area.
Currently, The Clarendon Works is nearly 80% pre-let, with the National Lottery operator Allwyn being the latest to secure occupancy. They join well-known tenants such as global tech giant Seiko Epson Corporation and premium flexible office provider YoooServ, who will also manage the building’s amenity space. Only 21% of the building remains available for lease.
The Clarendon Works operates entirely on renewable energy, certified by Ofgem’s Renewable Energy Guarantee of Origin (REGO) scheme. The building is targeting BREEAM Excellent and EPC A ratings, positioning it among the most energy-efficient buildings in Watford with low operational costs.
Additionally, The Clarendon Works has been pre-certified under the WELL Standard, targeting a Platinum accreditation signifying its dedication to promoting health and well-being. It has achieved Active Score and WiredScore Platinum certifications, further demonstrating its excellence in building standards and securing its position as one of the most sustainable office buildings in the country.
Throughout the construction period, Regal hosted the Regal Academy, which provided practical skills training and experience to over 150 military veterans and other groups furthest from employment.
As the first tenants prepare to move in this autumn, only 21% of Regal’s first standalone office development remains available.
Occupiers are looking to invest in workspace that delivers more than the ‘traditional’, a place where employees can be productive and want to spend time. With nearly 80% of The Clarendon Works already pre-let, we are seeing the well-documented flight to quality in action as we take the Watford office market to another level with this truly sustainable offer.
