Regal London has last night been granted permission for the creation of an additional two storeys of Grade A office creating over 173,000 sq ft of new space at The Clarendon Works in Watford town centre.
The Clarendon Works will include nearly 14,000 sq ft of amenity space with a ground floor cafe, roof terrace with a private bar, gym and fitness suite.
The Clarendon Works is one of the first offices in the UK to be awarded an extensive array of sustainability credentials, achieving ActiveScore platinum, EU Taxonomy compliance and targeting BREEAM excellent and WiredScore platinum too. In addition, The Clarendon Works is believed to be only the eighth office building in the UK to target WELL Platinum. This is the most significant new office development in Watford for decades, providing space of a scale and quality not currently available in the market.
The increase in floorspace reflects a significant increase in demand for space that is best in class, amenity rich, sustainably aware and well located.
There is a clear drive for quality, location, sustainability and wellness credentials from occupiers, as is reported by the LSH Thames Valley and South East Office Market Report 2022. Occupier take up in Watford rose above the 10 year annual average at 130,000 sq ft in 2021, a year in which many worked from home throughout, suggesting that the town’s connectivity and the local authority’s comprehensive regeneration programme is a real draw for those tenants looking for an optimum location.
During the construction period, the site is hosting the first Regal London Real Estate Academy ahead of a second site launching in Brent in November. The real estate developer is the first to establish on-site training academies for both military veterans and local groups in London to support and generate positive social value in the local communities in which it operates.
The Regal London Real Estate Academy will be located on the Clarendon Road site for the duration of the construction works and will involved 80 ex-military learners and local people per year. It is estimated that the two Academies will collectively generate nearly £5 million of social value per year using the National TOMS social value framework.
Regal London has an extensive pipeline of c6,000 residential units, including the recently acquired 100 and 100a Chalk Farm Road next to the Roundhouse in Camden, significant residential and student accommodation schemes in Brent and the regeneration of North Finchley town centre in Barnet.
The Clarendon Works sets a new standard in Watford, providing Grade A office space in the town centre and topping the charts for sustainability accreditations. I’m thrilled that Watford Borough Council has recognised that the Regal London customary design excellence and quality will serve to enhance the town centre and is attracting occupiers to this prime office location.
