Regal, in partnership with Joseph Partners, have launched their proposals for North Finchley, one of the main town centres in the London Borough of Barnet.
The proposals include building new homes and commercial spaces on brownfield land in the town centre, with new public realm and a new library creating a place for existing and new residents to enjoy. The proposals will bring significant economic benefits to North Finchley town centre with an estimated £15m annual household expenditure and £1.8m annual employment expenditure.
The wider North Finchley masterplan includes 1,100 new homes across four plots within the town centre, which will go a long way to easing housing demand across the borough and significantly contribute to the Council’s housing delivery targets.
North Finchley Town Centre is an ideal location for new homes, with good transport links, which makes it suitable for taller buildings to maximise much needed new homes. Building heights will range up to 25 storeys. The buildings will be designed with Regal’s customary flair and will help transform North Finchley Town Centre into a place where people are proud to live, work and socialise.
The public realm proposals for the town centre are a hugely important component of the wider masterplan. Following extensive dialogue with the council and Transport for London, a reorganisation of the highway network is proposed. This includes introducing pedestrian priority to Ballards Lane, better bus infrastructure, widening of pavements and increased greening including 150 new trees.
In addition to the masterplan proposals for Lodge Lane have also been revealed. This will be the earliest site to be brought forward, including 98 new homes, cinema, bowling and restaurant space and a new public square. The proposals have been the subject of extensive feedback from a range of stakeholders including the community and Barnet council. The Lodge Lane proposals will deliver new homes contributing to Barnet’s housing supply alongside new leisure uses which will create a new focal point to this part of the town centre.
For nearly three years we have been working hard, listening to local residents and visitors, understanding what makes North Finchley special and how it needs to evolve. Projects of this scale and complexity require shared ambition and vision between public and private sector. Hence we continue to work closely with Barnet council, ensuring that we can meet the new Government’s intentions to build homes at pace and bring real economic benefits to North Finchley town centre.

In 2021, Regal and Joseph Partners entered into a land agreement with the London Borough of Barnet for the regeneration of North Finchley Town Centre, one of Barnet’s main town centres. The partnership, known as Regal JP North Finchley Ltd, is an ambitious and experienced investment delivery team with significant local knowledge capable of revitalising this important neighbourhood.
It is anticipated that works will commence on the Lodge Lane Car Park site in late 2025 then complete in 2027. The masterplan site will then commence in late 2027.
