Dalston Works, comprises 101 Build To Rent (BTR) apartments in Dalston, within the London Borough of Hackney.
Our second development using Cross Laminated Timber (CLT), Dalston Works is one of the largest CLT developments in the world, using more timber than any other scheme by volume. Dalston Works’ structure has approximately 50 percent less embodied carbon when compared to a traditional concrete frame. The timber also acts as carbon storage with over 2,600 tonnes of C02 locked into the material. This effectively makes the building carbon negative for the first years of its usage. Its 3,852 cubic metres of CLT entirely make up the external, party and core walls, floors and stairs.

Dalston Works comprises 121 thoughtfully designed residential units, as well as A1 and B1 business space. The 37,230 sqft commercial space contributes to the vibrant environment of activity and growth in the area. The transport needs of residents have also been considered, with the inclusion of eight disabled parking spaces and 130 cycle spaces.
In addition to addressing London’s demand for superior, high-density housing that fosters a natural and healthful living atmosphere, Dalston Works’ innovative utilisation of timber technology has substantially diminished the building’s carbon footprint in terms of both material fabrication and on-site resource consumption. Thanks to its significantly reduced weight, the building rises to heights previously deemed unattainable on the overlooked brownfield site.
