
We have agreed to purchase 100 Avenue Road, a site above Swiss Cottage tube station in the London Borough of Camden.

Planning permission to redevelop the site was granted in 2016, allowing for the creation of 184 new homes alongside commercial and community spaces. While the permission has been implemented, progress on the wider development has been paused for a considerable period.
Our updated proposals for 100 Avenue Road maintain the same height and massing as the approved scheme but introduce several key improvements. The new plans include 237 homes, well connected by public transport and close to local shops and services. Of these, 35% will be affordable homes, helping to meet critical housing needs.
The redevelopment will also introduce new ground floor commercial space and provide a modern, purpose-built community space for The Winch, designed to better support the charity’s activities. The architectural design has been refined to feature high-quality brickwork, helping the development blend more naturally with its surroundings.
In response to updated safety regulations, the new scheme includes additional stairwells to meet the latest fire safety standards. It also prioritises sustainability, aiming to deliver a gas-free, net zero development with low energy demand.
The proposals place a strong emphasis on community and the public realm, with thoughtfully designed open spaces, a variety of seating areas, play space, rooftop amenities, and extensive planting to enhance biodiversity. The project will also generate new employment opportunities both during construction and in the longer term through commercial spaces, bringing significant investment to the local area.
